Tybee's South End Ghost Walk, With Dowsing Rods to Try

Two hours of ghost lore and local history after dark, with a Rock House break and a last stop on the beach by the pier.

This two-hour walk starts at 7:30 PM and covers eight stops on Tybee's south end, from the Carbo House on Tybrisa Street to the beach by the pier. The listing calls the area the island's down-front district, loaded with shops, restaurants and bars.

Several reviewers mention guides who grew up on Tybee and mix island history with their own encounters. Two reviewers, in 2024 and 2025, called it closer to a history tour than a ghost tour. The operator says in its replies to reviews that the material comes from the historical society, newspaper articles and local accounts.

The booking below is a seat on the 7:30 PM walk, priced per person, with a child rate for ages 3 to 9 and an adult required on every booking. The listing names one inclusion, a thermal imaging camera, and does not list drinks at the break.

Eight Stops, Two of Them Indoors

The listing names the stops in order. It opens at the Carbo House, a 16-room boarding house built in 1932 and now listed on the National Register of Historic Places. From there it heads to the beach near 17th Street, a spot the listing calls The Point, for a talk about safety and the deaths that happened there. Next come the Beachview Inn & Spa, the Atlantis Inn and its poltergeist story, a drinks and restroom break at the Rock House, the Sandbar, where the listing says a ghost named Fred throws things, and the Breakfast Club near 15th Street. The last fifteen minutes are on the beach by the dunes and the pier.

The owner says in replies to reviews that the group goes inside two of these stops, the Rock House and the Sandbar. Reviewers describe hearing the other stories from outside. The owner calls the Rock House family friendly and the Sandbar strictly a bar, where guides show video footage of what has happened there. The lighthouse, which the operator's booking page mentions, is not one of the eight stops.

Rods, Meters, a Spirit Box and a Thermal Camera

The operator's booking page lists four tools: dowsing rods, a K-2 EMF meter, a thermal imaging camera and a spirit box, and its FAQ says guests are taught how to use the equipment. Reviewers from 2023 through 2026 write about handling them along the route, and a family of eleven in 2024 counted nearly one device per person. One 2024 reviewer only saw the devices shown; the owner replied that guides are supposed to offer the full set.

The operator also says it cleanses the group at the end, so that, in its words, no negative energy comes home with you. Three reviewers in 2025 and 2026 mention the guide giving tarot or other readings, which the listing does not mention.

Who This Walk Suits

Children 3 to 9 have their own ticket band, and an adult has to be on the booking. Families with children from 9 to 15 wrote about the kids taking to the gadgets, while one 2025 reviewer would not bring preteens. Neither the listing nor the operator says what children do while the group is inside the Sandbar.

The listing rates the walk suitable for all fitness levels, and the operator puts it at about 2,000 to 2,500 steps, with boardwalk ramps and some sand underfoot. The break at the Rock House runs about ten minutes, roughly an hour in. Wear proper walking shoes, as the operator asks.

The beach is the catch for strollers and dogs. The listing says strollers may struggle on the sand, though guides will try to work around it, and pets are not allowed on the beach unless they are service animals. The owner says a guest with a dog would miss the beach stop. A June 2026 reviewer recommends bug spray.

Arrival, Parking, Weather and Refunds

Both booking calendars show one departure a night, at 7:30 PM. The operator asks guests to be there at least ten minutes early, because the walk starts promptly and latecomers may not be able to join. One 2025 reviewer was told to come at 7:00 PM and waited half an hour, and a 2026 reviewer stood around while a late party caught up.

Parking is paid across Tybee from 8 AM to 8 PM every day of the year, holidays included, at $4 an hour through the city's Park TYB app or a pay station; the city no longer takes cash or coins.

The walk runs rain or shine, and the operator asks guests to bring an umbrella when rain is forecast; the listing also allows for a weather cancellation, with another date or a full refund. Cancel at least 24 hours before departure for a full refund; inside 24 hours nothing comes back. One booking is enough for the walk to go ahead, and reviewers in 2025 and 2026 describe being the only guests that night. Tips are not included, and the operator says they are gratefully appreciated.

📍 Meet on the porch of the Carbo House, 9 Tybrisa Street, next to the ice cream shop, not at the pier; the guide wears an orange lanyard. The walk ends with fifteen minutes on the beach by the dunes and the pier, one last chance to try the rods and meters in the dark.
