Soak in Heated Pools Facing Manhattan From Governors Island
An Italian spa group restored three Army barracks on Governors Island. You soak outdoors, facing the skyline you just left.
The ferry from the Battery Maritime Building crosses the harbor in minutes. That short ride is the entire mechanism. You end up in a heated outdoor pool looking back at the skyline you walked out of.
QC Terme runs thermal spas across Italy and France. Governors Island is its first address outside Europe. The spa occupies three restored Army barracks from the island's military years, and the pools sit in the courtyard they frame.
Three entry tiers sit behind the same door: a five-hour Escape, a Sunset evening entrance, and a full-day pass. Guests at QC's European spas stay eight hours on average, which is the number the full-day tier is built around.
Two harbor crossings and the walk up from Soissons Landing sit around whichever window you buy. Booking closes the night before at 11:30 PM.

The outdoor pools are heated year round, which makes winter the season that shows the place off. Steam lifts off the water, the harbor turns grey, and Lower Manhattan stands up behind the glass rail.
Vichy showers, infrared beds, foot baths, hydro jets, and steam baths are spread across the grounds. Casa QC Bistro serves Italian plates, Mionetto Prosecco, and illy coffee. Aperitivo runs daily from 6:00 PM to 9:00 PM with the purchase of any two drinks, and a robe is enough to sit down in.
Weekday afternoons are the thin window. The place starts filling around 4:00 PM, and a lifeguard told PureWow that a weekend can put more than 300 guests inside at once. On those days you hear conversation across the relaxation rooms, which is worth knowing if you came for silence.
Three Army Barracks, Rebuilt as Themed Rooms
QC Terme dates to 1982 and the purchase of the thermal baths at Bormio, which Saverio and Andrea Quadrio Curzio renovated in 1998. Every location borrows from whatever is already standing. On Governors Island that meant three landmarked Army barracks, refurbished and preserved.
The wellness circuit now runs to twenty-three amenities. A lavender room, a salt room, an ice room, a music pool, and a room of waterbeds sit along the same corridors as the themed saunas. The operator added fifteen thousand square feet of that in October 2024, along with a 142-seat bistro.
What the Ticket Covers, and What It Leaves Out
Included with entry:

QC hands out the robe, sandals and towels. The bathing suit is the one thing its own checklist asks you to pack.
Outside food and drink cannot be brought in. A time-limited pass that runs past its window is charged twenty-five dollars an hour for the overage.
Getting There, and Who Can Go
📍 Ferries run from the Battery Maritime Building at 10 South Street to Soissons Landing, and the spa is a three-minute walk from there. Turn right on Andes Road. QC sits on the right, in the buildings between LMCC's Arts Center and Castle Williams.
Governors Island closes to the public at 6:00 PM this season, and spa guests ride the later boats as registered guests. Those evening ferry tickets are sold in person at the Battery Maritime Building.
- Entry is 21 and over, and staff can ask for photo ID
- Arriving outside your booked slot works only if there is room that day
- Leaving and returning on the same reservation is not allowed
- Last entry is two hours before closing
- With a massage booked, QC advises catching a ferry an hour before the appointment, because check-in and changing eat the gap
- Wheelchair accessible, and service animals are allowed
Massages and treatments are not offered during pregnancy, and a booking made anyway can be cancelled on arrival.

Sunset is the tier people argue about. An evening entrance puts you in the water while the harbor goes dark and the financial district comes up one floor at a time. Boats back to Manhattan run until 11:00 PM for spa guests, long after the public ferries stop. Then keep the robe on, order the prosecco, and watch your own city from the far side of the water.
