Newport's Mansions From a Helicopter, Fort Adams to The Breakers

A private helicopter loop over Newport's harbor, Ocean Drive, the Cliff Walk and the oceanfront mansions.

Newport Helicopter Tours flies out of Newport State Airport in Middletown. Jeff Codman started the business in 2000 with a 1977 Enstrom 280C bought on a small-business loan and a few credit cards, and his family still runs it. The company page names his wife Kristin on accounting and scheduling, plus their children Lily and Jeffrey Jr., and says guests are likely to run into a Codman at some stage of the flight.

The Mansion Tour is the shortest flight on the operator's tour list: twelve minutes and, by the operator's count, 18 miles. A first-time flyer wrote in August 2025 that the "12 mins in the air felt like longer!"

The listing prices this flight per helicopter, and each helicopter carries up to three passengers. The operator's FAQ says every flight is scheduled by group and flown for that group only. As of October 15, 2026, the listing shows departures every 15 minutes from 9:00 AM to 3:00 PM, Thursday through Monday, and it stops taking bookings two hours before a departure.

The flight holds a 5.0 rating from 24 reviews. Cancel at least 24 hours before departure for a full refund.

Fort Adams and Ocean Drive, Then the Cliff Walk Mansions

The listing's flight plan is a string of pass-bys with no landing. On the water side it names the Newport Bridge, Fort Adams State Park, which it notes hosts the Newport Jazz and Folk festivals, and Ocean Drive, ten miles of coastline by its count. It also passes Hammersmith Farm, which the listing and the operator both call the Kennedys' Newport summer home.

The mansions fill the rest. The listing names Doris Duke's mansion, Marble House, the Cliff Walk, The Elms, Rosecliff and the International Tennis Hall of Fame, and both the listing's description and the operator's page add The Breakers. The operator's route map for this tour carries a short caveat: routes may vary.

Reviewers describe a pilot who talks them through what passes below. A June 2025 reviewer named the pilot, Ciaran, and wrote that he even flew over the reviewer's own house.

A Viper Red R44, Bought New and Serviced In-House

The aircraft is a Robinson R-44 Raven I. The operator's safety page lists what it added: a bright viper red paint scheme for visibility to other aircraft, a pulsating LED landing light, and a Traffic Information System that shows the pilot nearby air traffic on a moving GPS map. For over-water flights, the helicopter carries pop-out emergency floats. The company buys its helicopters new and maintains them in-house. Jeff Codman, who has logged more than 12,000 helicopter flight hours according to the company page, is also a factory-trained Robinson mechanic.

The FAQ describes the ride as smoother than a small airplane, even on windy days. "Smooth, safe ride," a reviewer wrote in July 2024. Several reviewers were in a helicopter for the first time, and one group took a friend up for her 80th birthday.

Three Seats, a Weight Check and a Lap for Infants

The listing caps the passengers' combined weight at 600 pounds, with no one over 300 pounds, and the booking form asks for passenger weights. The FAQ adds that the limit comes from the aircraft itself.

  • The operator's tour list sets no age minimum
  • Children under two ride on an adult's lap, and everyone older needs a seat and seat belt of their own, per the FAQ
  • Larger groups can fly back-to-back flights, the FAQ says
  • No smoking on any flight, per the FAQ

The listing rates the flight suitable for all physical fitness levels.

When the Weather Calls It Off

The FAQ names heavy rain, snow and low visibility from heavy fog as the main reasons the helicopter stays on the ground. When the operator cancels for weather, it calls up to one hour before the flight time, and the FAQ says there is no charge. The listing marks the flight as weather-dependent, with another date or a full refund offered if poor weather cancels it.

A May 2024 reviewer saw that call happen: the pilot cancelled while it was raining, waited for good weather, and the flight went ahead. The operator says it flies year-round, weather permitting, and the listing's flying days are Thursday through Monday.

📍 The flight starts and ends at Newport State Airport, also known as Colonel Wood Airpark, at 211 Airport Access Road in Middletown. The operator's FAQ says to look for the blue Airpark signs. Inside, the listing's directions are to enter the main airport terminal and follow the helicopter signs to the office. The listing asks passengers to arrive 20 minutes before take-off, and gratuities are not included.

An August 2025 reviewer wrote that the confirmation email came with directions for parking and that check-in was quick and easy. A July 2024 guest described a safety video before the flight. From there it is twelve minutes over Newport and back to the same terminal.
